Abstract：
不动产档案的数字化建设已经成为不可阻挡的趋势，在于数字化背景之下优化不动产档案的保护与利用工作是值得进行深层次思考与研究的问题。不动产档案记录了我国不动产发展史，在不动产登记、城乡规划等工作的开展过程中有着不可忽略的优势。数字化不动产档案实现了数字化技术和不动产档案的有机结合，能够为后续的档案保护和利用提供良好的技术基础以及条件保障。为提升数字化不动产档案的保护与利用有效性，应该明确档案管理目标与出发点，提出针对性和科学性的档案保护与利用方案，充分发挥不动产档案的利用价值。
